Maxwell Stephens have been asked to recruit on behalf of the client for a role of a Technical Services Manager in London.

The role is based in one of the biggest buildings in London. The role will allow you to manage, promote and be responsible for the efficient operation and maintenance of the Technical services and Fabric management of the property.

About You

You will need experience with electrical. Mechanical and HVAC systems within a large complex property. To have a technical/systems engineering background is essential.

You will need to be flexible, innovative and have a hands on approach.

You need to have good administrative skills and have experience of the design and specification of specialist systems particularly those relating to building services.

Strong computer literacy is essential.

You will need to have knowledge of commercial office CAT A & CAT B fitting out and have recent NEBOSH/IOSH experience.

Also to be able to have an understanding of ISO 14001/BREEAM-In-Use

To be able to demonstrate staff management skills where you can work effectively with people at all levels and are capable of dealing with contentious and challenging situations

A relevant professional qualification is desirable

Membership of professional engineering institutions would also be beneficial.

About the role

You will be reporting to the General manager and be directly supervising Engineering Services Managers

You will need to control and supervise building engineering systems, maintenance programmes and maintenance staff for the designated building/location

In this role you will need to be able to maintain a safety first culture at the building and you will need to assist the General Manager in the operation of a safety management system.

You will need to proactively manage third party contractors and work in partnership with them to resolve any contractual or technical issues. Will need to convene meetings at regular intervals with Technical and Maintenance.

The role will allow you to coordinate with the General manager and HR department on recruitment and training, will also need to be accountable for the rostering of technical staff and ensure appropriate cover for staff is in place when there are absences. Within the Technical and Maintenance team, you need to appraise, develop and mentor them in line with the clients learning and development policy.

In the absence of the General manager, the role will require you to deputise.

Financially, the role will require you to assist the General Manager with the annual budgets and ensure that the works planned within the budgets are implemented effectively and economically. Will need to provide monthly financial reports to the General Manager.

To be able to instruct the raising of purchase order in compliance with the agreed procedures and ensure invoices have been processed in a timely manner. Manage service costs in line with budgets associated with planned maintenance, projects and repair works.

Within the role, you will be fully responsible for ensuring that the electrical, maintenance, HVAC, public health, life safety, vertical transport, façade access and general equipment are maintained in accordance to the agreed specifications and all services are able to operate efficiently.

To be able to prepare and implement planned and unscheduled maintenance programmes using the correct computerized database. Also will need to schedule and monitor the maintenance for the building and ensuring that all works are carried out efficiently.

To undertake reviews of contractors health and safety obligations and paperwork. As well as carrying out regular audits of maintenance records ensuring it is within the sites policies and procedures.

You will also need to regularly inspect all plant, equipment and building structure/fabric and to monitor the progress. Advise the General manager on all technical information relating to plant equipment systems and being familiar with the latest developments, keeping the General Manager fully informed of all matters producing reports as necessary
