Back to Vacancies ListWe have been instructed by one of the world’s leading asset managers to find a Technical Services Manager to work in one of London’s premier skyscrapers.
The role of the Technical Services Manager will be to manage, promote, and be responsible for the efficient operation and maintenance of the technical services for the building in which you are located, leading a “safety first” culture and assisting the GM in operating the safety management system.
The ideal candidate’s background
Educated to degree level and with a NEBOSH certificate, the successful candidate will be able to demonstrate experience and success in managing the technical services of a large commercial building.
You’re driven by customer services and you’ve carried out your previous roles effectively through open two-way communication between all stakeholders – landlord, tenants, visitors, regulatory bodies, architects, and contractors.
You have a strong grasp on a wide range of budgetary and organisational issues and can successfully manage multiple ongoing projects and assignments.
Main responsibilities
You’ll have full responsibility for ensuring that the Landlord’s electrical, mechanical, HVAC, public health, life safety, vertical transport, façade access and general services equipment are maintained in accordance with the agreed specifications and that they operate efficiently at all times.
You’ll also undertake reviews of contractors’ H&S obligations and paperwork including site specific RAs, PPE, work methods statements, training records, HV management strategy, and contractor compliance audits.
Other important duties include the regular inspection of:
- all plant, equipment, and building structure/fabric, monitoring the progress of remedial works being implemented,
- all services areas, plant rooms, inspection covers, and so on so that they are in pristine conditions at all time, and
- the plant room/equipment compound, recording and documenting efficiencies and hazards plus remedial requirements and timescales.
For planned maintenance, you’ll make certain that all works are carried out efficiently and effectively, keeping required records up to date. Also (and including for unscheduled maintenance), you’ll prepare and implement maintenance programs using the given computerised database for the relevant plan and equipment. You’ll also be responsible for scheduling and supervising all contract works and repairs, making sure that the works are to specification and in the best interests of the Landlord and Tenants.
On budgetary matters, you’ll manage service costs in line with allocated funding (or agreed variances) associated with planned maintenance, project, and additional remedial works. You’ll initiate and process purchase order requests in compliance with agreed procedures and expenditure limits.
Management of people will also come under your remit. You’ll be accountable for the rostering of technical staff as necessary to cover emergencies, holidays, and sickness. You’ll convene meetings with technical and maintenance staff at regular intervals.
You’ll report on all technical functions relating to plant equipment systems to the GM, keep the Building Manager fully informed on all maintenance/engineering matters, and co-ordinate with the Building Manager and HR Department on the recruitment and training of technical and maintenance personnel.
You’ll control, monitor and implement the agreed procedures and testing regimes covering water treatment and air quality.
Other duties include:
- assisting the Landlord in coordinating and controlling the approval of the technical elements of proposed work by tenants in their demised area,
- being the company’s “Energy & Carbon” lead,
- preparing specification for any new works or modifications to existing services ensuring minimal disruption while work is being carried out, and
- deputising for the General Manager in his or her absence.
