Are you ready for your next challenge as a Maintenance Manager?

Our client are seeking an experience Maintenance Manager to join their team. You will be working across 3 campuses in London for a well known educational establishment.

The post holder must have a hard services qualification and a minimum of 3 years’ experience of managing a team of engineers.

Key Responsibilities

• To ensure the provision of safe facilities for the users in accordance with the contractual requirements as set out in the Service Level Agreement (SLA).

• To be compliant with all applicable laws, codes of practice and statutory requirements, protecting the health and safety of students, staff and visitors to the facilities.

• To deliver a financially efficient and compliant Planned Preventative Maintenance (PPM) programme and coordinate reactive maintenance to ensure that the facilities are available, safe, functional and comfortable for the Occupiers and a pro-active approach to preventative maintenance/inspections such that breakdowns and failures are minimised.

• Compile/annually update an Asset Register and survey the Facilities to establish the condition of building fabric/services and external areas and provide a condition report and schedule of proposed lifecycle works. Planning and coordination of small projects.

• Be responsible for the activities of sub-contractors operating on site, ensuring all required

documentation is up to date, as well as carrying out audits on standard of work.

• Keep records of all building development, replacement/maintenance works, ensuring the Operating and Maintenance (O&M) manuals are kept up to date. Develop, review and update risk assessments for each building.

• Produce and update a computerised database identifying the nature, location, and extent of

deleterious and hazardous materials and implementation of appropriate works to manage the risk produced by such materials with details to satisfy all appropriate legislation.

• To be responsible for the overall leadership of the Maintenance Team with Line management responsibility for the Maintenance Supervisor / Engineers/ Technicians and ensure sufficient staffing levels are maintained.

• Carry out regular one-to-ones and Personal Development Reviews (PDR’s) with the Maintenance colleagues. To ensure a clear knowledge and understanding of team objectives and priorities and how the individual role will contribute to the achievements.

• To provide support and assistance to colleagues within the team through training, coaching and adopting good team ethics.

• Produce relevant information regarding Hard Services performance for the monthly Performance Report plus budgets, P&L accounts and recharge invoicing.

• Maintain appropriate stock levels to facilitate efficient repair/replacement in planned and reactive maintenance.

• Record and monitor consumption in respect of each utility and provide reports to the

University with recommendations for further initiatives. To identify ways in which the team can further improve performance and sustainable service delivery to customers.

• To maintain a comprehensive knowledge of relevant colleagues, departments, services, policies

and procedures in relation to the role.

• To coordinate and/or be included in a 24-hours / 365 day a year Standby and Call-out Rota to respond to calls and carry out necessary repairs/rectification in accordance with the defined reactive response requirements.

• Work closely with the wider team on site, pro-actively reporting on issues, progress and developments.

Essential Requirements
Education:

• Qualified to City and Guilds level 3 (recognised trade qualification e.g. plumbing electrical)

• Hold a leadership qualification

• Health and Safety or Environment qualification

• Minimum of 4 GCSE’s (grade A-C) including Maths and English or Equivalent

• Full UK Driving Licence

Experience:

• Minimum of 5 years’ experience in maintenance/facilities management or similar environment

• Minimum of 5 years’ experience in line management of employees

• Experience using computerised maintenance systems

• Experience delivering PPM and supporting building maintenance

• Experience of complying with Health, Safety and Environmental guidelines and regulations

Skills:

• Ability to communicate successfully in both written and verbal format.
