
An established and innovative organisation is seeking a Workplace Services Technician to support the day-to-day operation and maintenance of a modern office environment in London.
This is an excellent opportunity for a hands-on building services professional to play a key role in ensuring the workplace runs smoothly, safely, and efficiently. Working closely with the workplace team, the successful candidate will take responsibility for planned preventative maintenance, minor reactive repairs, contractor supervision, and proactive building inspections.
The role is ideal for someone who takes pride in maintaining high standards and enjoys working in a collaborative environment where safety, presentation, and operational efficiency are a priority.
Key Responsibilities
• Carry out planned preventative maintenance (PPM) including water flushing, temperature checks, emergency light testing, and regular building inspections.
• Respond to reactive maintenance requests, undertaking minor repairs such as basic plumbing, mechanical fixes, painting, and general fabric maintenance.
• Support the upkeep and presentation of the building through proactive maintenance tasks, including touch-up painting, furniture adjustments, and minor repairs.
• Supervise contractors on site, ensuring work is carried out safely and in line with permit-to-work procedures and health & safety standards.
• Work with the maintenance provider to schedule planned and reactive maintenance through a CAFM system.
• Review and monitor risk assessments and method statements (RAMS) and ensure contractors comply with site safety procedures.
• Conduct regular building inspections to identify issues early and reduce reactive maintenance costs.
• Assist with workspace changes and meeting room reconfigurations, including safe movement of furniture and equipment.
• Escalate operational issues, safety concerns, or significant repair requirements to management where necessary.
The Ideal Candidate
• Previous Building Services or M&E trade experience within a commercial environment.
• Good knowledge of health and safety regulations, including working at height, electricity at work, and permit-to-work systems.
• Experience working with building systems such as BMS, lighting systems, ventilation, pumps, generators, heating systems, and drainage.
• Confident supervising external contractors and maintenance engineers on site.
• Strong organisational skills with the ability to prioritise work and manage multiple tasks independently.
• A proactive and dependable individual with a commitment to maintaining high standards of safety and workplace presentation.
• Comfortable using Microsoft Office and CAFM systems.
Qualifications
Essential
• City & Guilds Level II/III (or equivalent) in Electrical or Mechanical discipline IOSH Working Safely
Desirable
• 18th Edition IEE Wiring Regulations
• Experience with solar panels or air source heat pumps
• First Aid and Fire Marshal training
• Experience working with Mansafe / working at height systems
• Membership of the Institute of Workplace and Facilities Management (IWFM)
