A highly successful and rapidly growing property services organisation is seeking to appoint a Divisional Director in Asset & Fabric Maintenance to lead and scale a significant operational division delivering reactive and planned maintenance, minor works, and broader building fabric services across the UK.

This is a strategically important leadership appointment within a business experiencing substantial growth through acquisition and organic expansion. The division already operates at c.£20m+ turnover and delivers a high-frequency, high-volume mix of reactive and planned works.

The role requires a commercially minded operational leader capable of driving performance, integrating acquired businesses, improving operational controls, and building a scalable platform capable of sustaining long-term growth.

The successful individual will play a key role in shaping the future structure, capability, and performance of a growing national division.

Key responsibilities will include:

  • Leading a high-volume reactive and planned maintenance division delivering asset and fabric works across multi-site property portfolios
  • Taking ownership of divisional P&L performance, including revenue, gross margin, EBITDA contribution, WIP, and cash conversion
  • Managing regional operational delivery teams, mobile workforce structures, and scheduling performance across a labour-intensive service environment
  • Improving job management, CAFM, scheduling disciplines, job costing, labour productivity, and completion evidence
  • Driving operational efficiency, service quality, and commercial performance through strong end-to-end control of delivery across reactive, planned, and minor works activity
  • Strengthening subcontractor performance, rework reduction, variation recovery, first-time completion, and margin control across divisional delivery
  • Standardising processes, reporting, governance, and operational controls to support divisional growth
  • Supporting integration activity across acquired businesses and embedding consistent ways of working
  • Developing leadership capability and organisational structure to support continued scale
  • Ensuring strong HSEQ standards across RAMS, permits, working at height, public risk, and wider site-based compliance
  • Strengthening client relationships across complex property portfolios while ensuring KPI, compliance, commercial, and service performance targets are achieved
  • Building operational leverage and long-term platform stability as the business scales

The successful candidate is likely to demonstrate:

  • Significant senior leadership experience within property services, asset maintenance, building fabric, hard FM, maintenance, engineering, or related operational environments
  • Experience leading high-volume, labour-intensive, multi-site service operations at scale
  • Strong commercial and operational acumen, with clear ownership of margin, cost control, and service performance
  • Proven experience improving job management, scheduling, operational controls, and workforce productivity
  • Experience managing subcontractor performance and driving first-time completion across reactive and planned works
  • Proven experience scaling operational divisions through growth and change
  • Experience within acquisition-led or high-growth environments
  • Strong leadership, communication, and stakeholder management capability
  • Ability to balance strategic direction with operational execution
