Maxwell Stephens have been asked to recruit on behalf of our client for a maintenance and operations supervisor role

Our client estate operations team manages a portfolio of well over 500,000m2 supporting more than 15,000 staff.

In this role you will be responsible for directing a team of maintenance operatives, planning and allocating work to ensure maintenance survives are safe, efficient ad effective.

Your Role

Supervise and manage a team of mechanical and electrical operatives delivering a range of planned and reactive maintenance/repairs to building services, systems, infrastructure, plant, equipment and building fabric

Manage day to day staffing issues including performance, recruitment, discipline, appraisal, development etc. and any related problems; directly resolve day to day issues arising, exceptionally escalating to the M & E Response Manger / Critical Services Manager.

Be responsible for the health and safety of their team, generating Risk Assessment & Method Statement (RAM) for specific works undertaken by the team as well and monitoring the Dynamic Risk Assessment App (DRA) used by the operatives. This also includes reviewing the RAM’s for any contractors under their control.

Liaise with CE&I (Campus Experience and Infrastructure) Engineers and Customer Services (Helpdesk) to ensure the effective completion and recording of planned maintenance programmes and the planning of remedial actions arising from inspections, surveys etc.

Manage and monitor team and individual performance; utilise Famis (or any replacement CAFM system) for purposes of effective work and labour management.

Work closely with our incumbent BMS Service provider to investigate and diagnose faults using BMS, drawings, manuals etc.; respond to breakdowns, faults, and service request calls; assist tradesmen in completing diagnostic and remedial work

Make decisions concerning the scheduling and coordination of work where several factors must be considered, including disruption to critical services, inconvenience to building users, availability of appropriately skilled operatives, delivery of parts and materials etc.

Produce monthly reports for the management team on helpdesk statistics, labour team / departmental spend, IDTs incidents, sustainability and planning for upcoming events.

About You

A good general education with sound literacy and numeracy skills.

Experience working cooperatively and strategically in a team environment with all levels of personnel, and internal and external stakeholders.

Strong administrative writing, reporting, presenting and interpersonal skills.

Demonstrable success in developing and managing relationships with support functions, stakeholders and third party suppliers.

Demonstrated skills in researching, gathering, and preparing documents and presentations.

Possesses and promotes a positive and collegiate attitude, with the ability to adapt swiftly and a willingness to undertake challenging tasks.

Able to undertake fault finding using diagnostic equipment, drawings, manuals, and personal experience.

Strong practical understanding and application of relevant health and safety legislation and safe working practices.

Experience of providing frontline customer service with an ability to communicate effectively; a strong customer focus with a commitment to delivering excellent customer service

A recognised and relevant trade qualification with extensive operational maintenance experience.
