Your Role

Works with Centre Managers, Team Leaders and colleagues across Battersea determine Facility’s needs, both reactive and proactive, prepares a prioritised work plan, allocating tasks to the in-house Maintenance team or relevant contractor as appropriate, to ensure that works are undertaken in a cost effective and timely manner that supports operational needs.

Where appropriate working with Internal Communications team or others to advise of any disruption the works will cause. Undertaking spot checks during and after works as appropriate. Work with Health and Safety Advisor and Environment and Sustainability Advisor to ensure that all works consider and are compliant with these areas.

Work with the contractor to develop and manage the Mechanical and Electrical Maintenance (HVAC) contract for the three Centres, ensuring that works are undertaken in accordance with the planned preventative maintenance programme, ensuring minimum disruption to that all priority services are not impacted and proactively booking in scheduled maintenance and PPMs, ensure all work is undertaken and completed in accordance in a compliance manner, records kept, KPIs are met and reported on etc.

Work with the Facilities Operations Manager and Environment and Sustainability Advisor to prepare a fully costed 5 year Planned Maintenance Programme for 3 Sites.

Manage and develop In-house Maintenance Team across the three Centres, ensuring maintenance is planned, allocated, supervised and completed in a timely and compliant manner, there is adequate cover across the three Centres and the team have the appropriate skills and resources to undertake works allocated to them.

Specification, procurement and management of a range of facilities services, and minor works across Battersea ensuring all works and services are compliant with performance, service standards and specifications, assessing the quality and value for money of the services provided, undertaking inspections and signing off works, liaising with contractors to undertake any required remedial work, s and reviewing on-going supplier relationships, etc as required.

Line Management of the Gardener/Grounds Maintenance role across the 3 centres, working with the Gardener to prepare a costed annual plan for each centre.


Skills and Experience

A Hard Facilities Services Manager, with demonstrable knowledge of specifying and managing mechanical and electrical building services, and with a good working knowledge of general building repairs and maintenance, both externally and internally.

Proven experience of leading and motivating a multi-disciplinary team, across different sites.

Membership of CIBSE, or similar professional body, with a recognised building service, or facilities management related qualification (minimum level 3).

Up to date knowledge of Hard Services, BMS systems and Life safety systems

A strong working knowledge of statutory legislation in relation to Estates and Facilities management including Building Regulations, L8, DDA, COSHH, CDM, etc, and the ability to apply this, and ensure compliance across the Centres. Preferably holding a Health and Safety qualification, NEBOSH or NCRQ, or willing to undertake this.

A flexible approach to managing and prioritising a high workload and multiple complex issues and tasks in a changing environment with tight deadlines and within budget

Proven experience of keeping up to date with and applying good practice in your role and encouraging those that you manage to do the same

Proven experience of preparing specifications, tendering, implementing and management works and managing a range of contracts and contractors

Available to respond to and advise on/resolve problems and emergency situations out of hours.
