The Opportunity

Maxwell Stephens is recruiting an Estates & Facilities Manager for a well-established, values-led group of care homes. The client is not named in this advert. Its identity will be shared with candidates who progress beyond an initial conversation with us.

Safe, well-run buildings are part of the care itself. In this role you will be the person who makes sure every home is safe, compliant and feels like a home, for the residents who live there and the teams who look after them.

The Role

Reporting to the Group Estates & Compliance Manager, you will own estates, maintenance and statutory compliance across a portfolio of care homes, mainly in Northern England. You will work closely with the Home Managers, lead the contractor base and keep every site inspection-ready for the CQC.

This is a hands-on, visible role with real autonomy. You will be out on site every week, working with the people running each home to fix problems early, plan ahead and spend the maintenance budget well.

What You Will Be Doing
  • Oversee planned preventative maintenance, reactive repairs and minor capital projects across your homes
  • Visit sites regularly to assess building condition, safety and the quality of maintenance
  • Keep asset registers, servicing records and risk assessments complete and current at every home
  • Ensure full statutory compliance, including fire, gas, EICR, legionella and LOLER
  • Coordinate and track every external contractor visit and inspection
  • Maintain the documentation needed for CQC and health and safety audits
  • Carry out internal audits and work with Home Managers to close compliance gaps quickly
  • Build and manage local and regional contractor relationships, negotiate competitive rates and hold suppliers to SLA
  • Review and approve contractor invoices and service logs
  • Work with the Group Estates & Compliance Manager on maintenance budgets, monitoring spend and forecasting future needs
  • Report monthly on maintenance KPIs and compliance performance
  • Support and guide on-site maintenance staff and caretakers
About You

Essential:

  • Proven experience in a facilities, property or estates role, ideally across multiple sites
  • Strong working knowledge of building safety legislation, compliance standards and statutory inspections
  • The ability to lead contractors, solve problems and juggle competing priorities
  • IOSH Managing Safely
  • A full UK driving licence and willingness to travel across sites every week
  • Confident IT skills, including Excel and maintenance systems

Desirable:

  • Experience in care, healthcare, education or another regulated setting
  • NEBOSH General Certificate
  • CAFM experience, for example Planon, Concept Evolution or Hippo CMMS
  • An HNC, HND or degree in facilities management, building services, engineering or construction management
  • IWFM membership or IFM Level 4 or above

You are organised, calm under pressure and able to think quickly and act safely when something goes wrong. You are diplomatic, able to hold the line on standards while supporting care staff, and reliable enough to run several sites without constant oversight.

Why This Role
  • A genuine multi-site role with real ownership, not a desk job
  • Work that directly protects the safety and comfort of residents and staff
  • A strong salary, with a car allowance and benefits package
  • The chance to shape how a growing group looks after its buildings
