Confidential Appointment
Maxwell Stephens has been exclusively appointed to recruit an outstanding Head of Property Services for an established, purpose-led organisation with a diverse property portfolio across Hampshire.
This is a genuinely broad senior property leadership role, combining estate strategy, asset management, facilities, compliance, capital projects and future development.
For an experienced property professional looking for the opportunity to take real ownership of an estate, influence investment decisions and play a key role in shaping an organisation’s future property strategy, this is an exceptional opportunity.
The Role
Reporting into the senior leadership team, you will take responsibility for the strategic and operational leadership of the property function.
You will develop and deliver a long-term property and asset strategy that ensures the estate remains safe, compliant, sustainable, commercially well managed and capable of supporting future organisational growth.
Your remit will include:
• Developing and delivering the organisation’s long-term property and asset strategy
• Managing the wider property portfolio, including leases, acquisitions, disposals, utilisation and space planning
• Leading facilities management, planned and reactive maintenance and day-to-day property services
• Taking ownership of refurbishment, development and major capital works programmes
• Ensuring robust management of all property compliance, health & safety and estate-related risk
• Managing significant property budgets, forecasts and investment plans
• Leading the procurement and performance management of contractors, consultants and external suppliers
• Driving improvements in sustainability, environmental performance and estate efficiency
• Working closely with operational and senior stakeholders to ensure property decisions support wider organisational priorities
• Leading, developing and supporting the Property Services team
• Identifying opportunities to improve the estate and supporting potential future acquisitions and developments
This is not simply a facilities management position. It is an opportunity to take a genuinely strategic view of a diverse estate while remaining close enough to operations to ensure projects, services and standards are delivered effectively.
About You
We are looking for an accomplished property professional with experience across property, estates, facilities or asset management and a track record of operating successfully within a complex or regulated environment.
You are likely to bring:
• Strong experience developing and implementing property or estate strategies
• Broad knowledge of property compliance, governance and health & safety
• Experience delivering significant capital projects and major works
• Strong commercial and financial management capability
• Experience managing contractors, suppliers and outsourced services
• The ability to move comfortably between strategic planning and hands-on operational delivery
• Excellent stakeholder management, influencing and negotiation skills
• Strong analytical, project management and problem-solving capability
• Experience leading and developing property or facilities professionals
A relevant qualification in property, surveying, construction, facilities management or real estate would be advantageous, as would membership of a professional body such as RICS, IWFM or CIOB.
Experience within sectors such as healthcare, housing, care, charities or other regulated environments may be beneficial, but is not essential.
The Opportunity
This appointment offers considerably more than simply taking responsibility for an existing estate.
You will have the opportunity to shape property strategy, influence investment priorities, improve the performance of the existing portfolio and contribute to future growth and development opportunities.
For someone who enjoys building strong property functions, improving estates and seeing the tangible impact of their decisions, there is significant scope to make your mark.
Location: Hampshire, with travel across the estate and hybrid working as appropriate
Salary: Up to £80,000 depending on experience
Package: Competitive package plus excellent longer-term opportunities
