The Opportunity

Maxwell Stephens is recruiting a Senior FM Operations Manager for a well-established mechanical and electrical services contractor. Its FM division is newer and growing fast. It delivers hard-services FM to a major central London commercial property owner, through resident engineering teams across a portfolio of prime office buildings.

This is the senior operational lead for the division, reporting directly to a company director. You will own delivery, compliance and commercial performance, and be the person the client sees. The client expects senior presence: monthly performance reviews, regular time on site and a fast, visible response when something goes wrong.

The role suits an experienced operations leader who wants to be involved day to day and is ready to step up. As the division grows, there is a clear route to Head of FM.

What You Will Be Doing

Client and contract leadership

  • Act as the senior day-to-day point of accountability for the client
  • Lead monthly performance reviews against KPIs and SLAs, with clear exception-based reporting
  • Manage escalations and lead service recovery when things go wrong

Compliance and technical assurance

  • Own statutory and PPM compliance across the portfolio, including fire, water, electrical, gas and F-gas
  • Make sure every building’s compliance records are complete, current and auditable
  • Challenge deferred maintenance, repeat failures and overdue statutory tasks

Commercial and reporting

  • Manage contract budgets, forecasts, labour, subcontractor cost, WIP and margin
  • Manage variations and additional works, and present lifecycle and capex recommendations to the client
  • Own the Helpdesk and CAFM, and produce reporting the client and the business can act on

People and growth

  • Lead and develop the FM Contracts Manager, two Technical Services Managers, supervisors and engineers
  • Support newly promoted managers as they establish themselves in their roles
  • Contribute operational input to bids, mobilisations and new business
About You

Essential:

  • A track record of leading multi-site hard-services FM delivery in London commercial property, ideally prime offices
  • Experience as the day-to-day senior lead for a demanding, high-profile client
  • Strong knowledge of statutory maintenance, SFG20, permits and compliance evidence
  • Technical credibility, through an M&E background or a clear record of leading engineering teams
  • Contract financial management: budgets, forecasts, variations and margin
  • Strong reporting skills, comfortable with CAFM data and Excel
  • IOSH Managing Safely or NEBOSH

Desirable:

  • An HNC, HND or degree in building services engineering
  • IWFM membership
  • Experience of mobilisations and bids
Why This Role
  • Real ownership: you run the division day to day, reporting straight to the board
  • A flagship central London client and a strong platform to grow
  • A clear route to Head of FM as the division expands
