Our client, a Property Investment and Development company, are looking for a Building Manager to join their team.

Key Responsibilities:

  • Health & Safety (for flats and common areas) including:
    • Asbestos register and management
    • Gas safety
    • Water testing / Legionella testing
    • Appliance testing (electrical safety tests)
    • Carbon monoxide/fire safety
    • Other requirements as agreed with H&S team
  • Assist RRAM with inventory checks / dilapidations and with coordinating flat handovers and vacating of flats
  • Manage contractors (repairs, cleaning, H&S etc)

 

  • Utilities management
  • Responsible for organizing maintenance, repairs and responding to relevant call outs (including insurance process where relevant)
  • Property Inspections for fabric, Health & Safety matters and repairs
  • Management set up for new apartments (working with RRAM)
  • Create and monitor PPMs and budgets and seek internal approvals (working with RRAM)
  • Assist RRAM with monitoring/updating inventories, managing storage, costs etc
  • Assist RRAM with management of EPCs
  • Monitor Performance:
    • H&S Compliance
    • Contractors quality and speed of work
    • Cost management
    • Customer feedback
  • Ensure compliance with GDPR regarding our residential customers
  • Any other duties as might be reasonably required

Qualifications and Experience

  • IOSH – essential
  • Multi site management – essential
  • Good knowledge of Health and Safety legislation – essential
  • Residential management experience – desirable
  • Contract tendering – desirable
