Maxwell Stephens have been asked to recruit a Maintenance Lead on behalf of a well-established development company whom work on behalf of high-net worth individuals.

In this role you will be responsible for ensuring that all residential properties around the world are maintained to the highest possible professional and practical standards for the clients.

To give you a flavour, some of the properties in London are worth in excess of £50 Million pounds.

 

What You Will Be Doing

Oversee the consistent and effective application of all maintenance processes, procedures, reporting and compliance.

Deputise for the Head of Maintenance, as requested, in all aspects of property maintenance across the global portfolio.

Ensure that best practice Health and Safety processes and procedures are implemented and strictly adhered to by all contractors, property teams and colleagues at operational properties.

Continually monitor, risk assess and manage both technical and health and safety compliance, undertaking investigations if any failures occur.

Take responsibility for ensuring compliance with all applicable statutory and regulatory obligations related to the maintenance of all properties.

Provide direction to and management of maintenance managers, enabling both the individuals and the Company as a whole to achieve the highest possible operational standards of all properties.

Be responsible for ensuring that an effective planned maintenance programme is in place for all properties, and that this programme is effectively documented, communicated and reported on.

Be responsible for the maintenance of the properties, including all preventative maintenance and repair issues, as agreed in advance and submitting an monthly report identifying the monthly Planned and Unplanned maintenance and repairs;

Oversee, document and supervise regular inspections and maintenance of all Property plant and equipment (including kitchen, electrical and mechanical and internal building fabrics) including contractor visits.

Assist with the procurement of plant, equipment and ancillary items for seasonal projects (involving obtaining quotes and tenders and specifications/proposals), as required, and submitting monthly reports

Negotiate all maintenance agreements, ensuring that our clients receive the maximum value from these agreements and that the specialist companies that we use provide the pinnacle of service and quality.

Review, negotiate, present views on , when instructed, tender annual maintenance contracts to ensure efficient and effective planned maintenance of properties;

Develop, implement and ensure robust monthly maintenance reporting is in place that provides the Operations Management Team with the information it requires to effectively operate the global portfolio.

Develop and present proposals for improvements (that highlight opportunities / risk / issues) relating to the effective operation of the property portfolio.

Develop preferred contractors for high quality and timely resolution of unplanned maintenance, establishing contracts where required to ensure priority resolution.

Be on call for the resolution of unplanned maintenance as required to ensure timely and effective resolution.

Ensure that any damage at the Property, whether to the fabric of the Property or furnishings and fittings, is properly reported and investigate as required to determine the cause of such damage and recommending actions to prevent the recurrence of such damage.

Investigate and adopt emerging best-practice industry technologies, equipment, materials, and ways of working into the business to drive more efficient, effective, and optimised solutions and methodologies
