King’s College have a large portfolio of Student Residential Accommodation and have two large significant New Build projects in this department which are both On Site and In Planning stage.

The Role

We have defined the need for a new post of Operations Manager (Residential Accommodation), reporting to the Director of Facilities and Director of Student Services . This new post will be initially responsible for the existing organisation with the aim of transferring management and maintenance of the physical estate from Students Services to Estates & Facilities.

Initial responsibility will be to review the existing residences organisation (nearly 5000 beds and £25m income) to determine the optimum structure and then to implement the required amount of change with appropriate allocation to the two directorates.

Responsibilities

Taking overall responsibility for a customer orientated Hard and Soft FM service (hotel services) for all residences, including staff, budgets and performance of internal and managing the relationship with third party external partners, monitoring KPI’s, managing projects of up to £250,000. You will offer strategic support to the Director of Facilities to deliver to the college: quality, innovation, energy / carbon / waste reduction and value for money across the residential estate.

You will need to implement continuous improvement and innovation to achieve improved quality, value for money. Taking clear responsibility for all FM and for creating an uplift in the general appearance of the locations coupled with a renewed customer centric focus. You will get involved both strategically and operationally, managing changes required and by adapting both the hard and soft teams and infrastructure to suit. Fulfilling Health & Safety responsibilities will also be crucial for success in the role.

As a key player in the Senior team this role will require a significant degree of commercial acumen and well developed management, communication and leadership skills with the ability to succeed in a collaborative and collegiate environment. In addition, this role will suit a high achieving professional who can demonstrate;

  • Proven success in influencing major cultural change through credible communication and engagement
  • Evidence of strong customer focus and aspiration to deliver best in quality and customer experience, supported by a background in innovation and driving change
  • Significant experience in managing multi-disciplinary teams, ideally in a residential environment and be able to balance commercial aspects with pastoral care
  • A passion for delivery  and a track record in a complex, high achieving organisation delivering both hard & soft services
  • Strategic experience with the ability to demonstrate a logical and systematic approach to problem solving.
  • Strong financial and planning skills
  • Excellent communication and interpersonal skills with the ability to present and disseminate information to a wide range of audiences

What we’ll offer you..

A salary up to £67,000 per annum (inclusive of £2,323 London Weighting Allowance). In addition we’ll provide a competitive benefits package including a significant pension contribution, 31 days annual leave plus bank holidays and flexible working.
