Facilities Manager Salary Guide (Updated April 2026)

Facilities Manager Salary Guide (Updated April 2026)

Facilities Management has become one of the most important operational functions within modern organisations, influencing workplace experience, compliance, cost, resilience and service delivery. As the scope of the profession has expanded, so has the range of salaries employers are prepared to pay for strong Facilities Management capability.

This guide sets out Maxwell Stephens' 2026 view of the UK Facilities Manager market and explains the factors that move pay up or down.

Quick UK salary benchmark

For a Facilities Manager in the UK, a practical broad-market benchmark for 2026 is £40,000–£65,000.

This is not a rigid band. Smaller or less complex single-site roles can sit below it, while London, multi-site, technically demanding, financial-services and critical-environment positions can exceed it.

As a rule of thumb:

  • Assistant Facilities Manager: £35,000–£45,000
  • Facilities Manager: £40,000–£65,000
  • Senior Facilities Manager: £60,000–£80,000
  • Head of Facilities: £70,000–£110,000+
  • Facilities Director: £90,000–£150,000+

Why Facilities Manager salaries vary so much

The same job title can describe very different levels of responsibility. Salary is influenced by the complexity of the estate, number of sites, technical content of the role, size of budget, team leadership, compliance exposure, stakeholder expectations and the sector in which the organisation operates.

Location

London and the South East usually command a premium, particularly for high-profile corporate, professional-services and technically complex environments.

Site and portfolio complexity

A Facilities Manager responsible for a straightforward single site is not directly comparable with someone overseeing multiple locations, critical infrastructure, complex engineering systems or a high-value corporate estate.

Technical capability

Facilities Managers with strong mechanical and electrical knowledge, compliance expertise, engineering backgrounds or experience in critical environments can command higher salaries.

Leadership and commercial responsibility

Pay rises as responsibility expands into people leadership, large operating budgets, strategic planning, major contracts, supplier performance and board-level stakeholder management.

London and regional differences

Regional variation remains significant. London roles often sit towards the top of the £40,000–£65,000 broad-market band, while some regional single-site roles can sit below it. Senior, technical and multi-site positions can move materially above the headline range regardless of location.

Sector differences

Financial services, technology, life sciences, data centres, major corporate headquarters and technically demanding commercial estates can pay above general market levels. Education, charities and parts of the public sector may offer lower base salaries but can provide stronger pension, leave or wider benefits.

Contract and interim roles

Interim rates vary sharply according to urgency, scope, technical complexity and seniority. Experienced interim FM leaders can command materially higher day rates where they are brought in to stabilise operations, lead mobilisation, deliver transformation or cover a senior vacancy.

Benefits and total package

Base salary is only part of the overall employment proposition. Bonus, pension, private healthcare, car allowance, additional leave, hybrid or flexible working and professional development can materially affect the value of an offer.

What drives a higher Facilities Manager salary?

  • London or other high-cost/high-demand locations
  • Multi-site or national responsibility
  • Complex or critical buildings
  • Strong M&E or technical FM capability
  • Large budgets and significant supplier spend
  • Team leadership
  • Compliance and risk accountability
  • Project, mobilisation or transformation experience
  • Strong stakeholder and commercial capability

Key takeaways

  • The broad UK Facilities Manager market in 2026 is best described as £40,000–£65,000.
  • Smaller single-site roles can sit below that level.
  • London, technical, multi-site and highly complex roles can exceed it.
  • Senior Facilities Managers commonly move into the £60,000–£80,000 bracket.
  • Heads of Facilities and Facilities Directors can move well beyond £100,000 where responsibility and organisational complexity justify it.
