In brief

A Facilities Director in the UK typically earns £90,000 to £150,000 or more, based on Maxwell Stephens' 2026 salary guidance. Portfolio size and complexity, the scope of the remit, the sector and location decide where a role sits, and bonus, pension and car allowance can add materially to the package.

In the UK, a Facilities Director typically earns £90,000 to £150,000 or more, based on Maxwell Stephens' 2026 salary guidance. Where an individual role sits in that range depends far more on the estate and the remit than on the job title.

This guide sets out the figures we publish, the factors that move director pay up or down, what goes into a typical package and when retained search is the right route for the appointment.

Facilities Director salary in the UK

  • UK typical range: £90,000 to £150,000+.
  • Advertised roles: across 12 permanent director-level FM and estates roles Maxwell Stephens advertised between 2023 and 2026, the median top-of-range salary was £93,000.
  • Head of Facilities, for comparison: £70,000 to £110,000+ across the UK, and £90,000 to £130,000+ in London.

How director pay has moved

Our earlier salary surveys tracked a combined Director / Head of FM category. The average salary for that group was £76,141 in 2020, £79,976 in 2022 and £80,812 in 2024. Because the category includes Heads of FM, it sits below today's Facilities Director range, but it shows a steady upward direction at the top of the profession.

What drives Facilities Director pay

Portfolio size and complexity

A Facilities Director responsible for a single headquarters is not comparable with one leading a national or international portfolio, critical environments or a large capital programme. Scale and complexity are among the strongest influences on pay. In our 2020 salary survey, FM professionals with a national remit recorded the highest average salary of any location group, £63,888, ahead of London at £55,602. Reach matters more than postcode.

Scope of the remit

Some Facilities Directors lead FM alone. Others also own real estate, projects, sustainability or workplace strategy, and report directly to the executive team or board. Each additional area of accountability, and each increase in the operating and capital budget, moves a role up the range.

Sector

Corporate headquarters, financial services and complex multi-site estates tend to pay most. For context, Head of Facilities roles in corporate and financial services already reach £100,000 to £150,000+. Education, charities and parts of the public sector may offer lower base salaries, but can provide stronger pension, leave or wider benefits.

London

London and the South East usually command a premium, reflecting competition for senior talent and the complexity of central London estates. The gap is clear one level down, where Head of Facilities pay rises from £70,000 to £110,000+ nationally to £90,000 to £130,000+ in London. At director level, though, a national remit based outside London can outweigh the location premium.

What goes into a Facilities Director package

Base salary is only part of the offer. At this level, bonus, pension and car allowance can add materially to the package. A typical Facilities Director package may include:

  • an annual bonus linked to organisational and personal performance;
  • employer pension contributions;
  • a car or car allowance;
  • private medical cover;
  • additional annual leave;
  • hybrid or flexible working; and
  • professional development and membership, such as IWFM.

In our 2022 salary survey, pension, annual leave, flexible working and bonus or commission were the benefits respondents cited most often. When comparing offers, compare the total package rather than the base salary alone. A strong bonus or pension can be worth more than a higher base, and notice periods at director level can affect start dates and any buy-out discussion.

When to use retained search

Facilities Director appointments are often difficult to fill through advertising alone. The strongest candidates are usually in post, well rewarded and not actively looking. Retained search is the right route when:

  • the appointment is confidential, for example replacing an incumbent or during a restructure;
  • the role is new, or its scope is changing;
  • the candidate pool is small and largely passive;
  • the appointment carries board-level risk and needs rigorous assessment; or
  • you need an informed view of the market and pay before you commit to a brief.

Our Facilities Management executive search team handles director and board-level FM appointments, and our Facilities Director recruitment page explains how we approach them. If you are weighing up your options, see retained search, contingency or in-house. We will not proceed with an assignment where accountability or scope remains unclear.

Frequently asked questions

How much does a Facilities Director earn in the UK?

Typically £90,000 to £150,000 or more, based on Maxwell Stephens' 2026 salary guidance. The largest packages tend to sit in corporate, financial services and complex multi-site estates.

Do Facilities Directors earn more than Heads of Facilities?

Generally, yes. Heads of Facilities typically earn £70,000 to £110,000+, against £90,000 to £150,000+ for Facilities Directors. The ranges overlap, so the scope of the role matters more than the title.

Do Facilities Directors receive a bonus?

Often, yes. Bonus is a common part of director packages, alongside pension and car allowance, although the structure varies by sector and organisation.

Do Facilities Directors earn more in London?

Usually, but the size and reach of the portfolio matter more. A director leading a national estate from outside London can out-earn a London director with a narrower remit.

How should we benchmark a Facilities Director salary?

Benchmark against the scope of the role, the sector and the location rather than the title alone, and check the total package, not just base salary. Our Facilities Manager Salary Guide covers pay across every FM level.
