Maxwell Stephens is currently recruiting for our client, a globally recognised property company based in Bristol, for the role of Building Manager who will be working in a building that seeks to integrate the practical demands of modern businesses, with the desire to be sustainable. Your Responsibilities

There are several key components to this role which will see you building relationships with tenants to keep them up to date with all testing, fire systems and more that will be happening in and around the building. Your main goal will be to establish and develop excellent relationships with tenants. Whenever a tenant wants something done, it’s your job to make sure the work is carried out with optimum performance. You’re the person they go to for anything property-related, including projects, fit-out requirements, service charge queries, arrears, and more.  This will involved you co-ordinating the operational aspects of the building on a day to day level while ensuring that it is all compliant with risk management practices and requirements.

You will supervise in organising the supply of partners organising scheduled maintenance. This will include you making sure that, when a staff member, a contractor or crew is on site that they are complying to H&S regulations at all times. In terms of H&S you will keep up to date with the regulations and attend meetings regularly.

You’ll prepare RICS-compliant annual service charges, keeping an eye on budgets and quarterly/annual financial performance. The costs will be looked at regularly to look for savings.

With a building and a development this large, there’s lots to do with regard to operations and procedures. You’re in charge of them all and you make sure that your teams achieve on time, in budget and in compliance with lease obligations, operational standards and quality assurance requirements the work you give them to do. About you

You will have the following:

  • IWFM Level 4 (certificate)
  • H&S IOSH
  • Member of a professional body such as IWFM
  • AssocRICS

For this role you will have a focus on finding a solution and the ability to think logically especially when problems arise which may require you to think quickly.

Your desire to help others will be reflected in your excellent verbal and nonverbal communication

The role will require a degree of self-motivation while having the ability to balance customer and business priorities to ensure a high standard of work at all times.
