Maxwell Stephens is delighted to have been asked to recruit on behalf of the client for the role of General Manager (Designate) to manage the property management services of an iconic tower in the City of London.
At circa 1 million sqft this building needs you to be experienced in implementing, monitoring, and reviewing processes to enable the smooth delivery of property management services and achieve the highest of standards in a fast-moving environment.
With tenants consisting of the leading financial and legal institutions, you will be responsible for managing a large team delivering 24/7 operations.
You will have an IOSH Managing Safely or NEBOSH General Certificate qualification alongside at least 5 years’ experience of managing large scale premium assets.
You have experience of effectively managing contracts, can demonstrate a good understanding of building systems operation and life cycle management as well as being experienced in project management.
Alongside this you are a personable individual who can build positive relationships with stakeholders as well as managing employees and establishing a strong team ethos.
This links to your high level of customer focus, as you are continually striving to ensure the tenants business needs are anticipated and met within the property management strategy.
You are a capable and confident decision maker at ease within a challenging and fast-paced environment which comes from your experience in dealing with complex and large-scale business alongside Service Charge Budgets in excess of £5Million.
As well as this, you are aware of current Health and Safety legislation and can demonstrate skills and experience in creating an exceptional safety culture.
In this role you will have several key responsibilities that will include:
Ensuring that day-to-day operations of the property are in line with the Company’s management policies and to ensure services are maintained to the highest standard.
Managing service provider performance and service delivery, holding regular performance review meetings and ensuring services are in line with the contract arrangements.
Overseeing an in-house engineering service supporting business critical operations, including an extensive electrical infrastructure, and ensuring a zero down time is achieved.
Establishing positive relationships with stakeholders, providing clear and consistent communication and chairing tenant and client meetings. Working closely with internal business departments, local authorities, and emergency services.
You will be responsible for maintaining statutory compliance through forward planning, regular review and ensuring safety and business continuity is at the forefront of the management team approach.
A key part of this role will be the financial responsibilities in managing a £10Million budget in line with RICS practices.
Compiling a comprehensive monthly property management report.
Overseeing the Landlord licence to alter process, being fully engaged in the design review process and ensuring the impacts of the fit-out activity are minimised for the property and stakeholders.
All of this will link to you ensuring that all duties are executed to the industry’s ‘Best Practice Standards’.
