Our client, a global real estate business are recruiting this role to provide support to Senior Management with delivery of Mechanical, Electrical & Engineering services, Environmental and Sustainability services and deliver support to clients. Energy & environmental audits, statutory compliance and reports will form a key component of this role.

Based at one of their clients trophy assets in the city of London you will maintain an awareness of and report to the Line Manager, all operational issues that may impact on the value of the property.

Key responsibilities within the role will be to;

  • Manage operation and maintenance of building services, including all operational Health & Safety matters on site to the team and to ensure compliance with all current H&S recommendations, statutory regulations and laws.
  • Manage planned preventative maintenance documentation for all building services at the site in a standard format (including operating and maintenance manuals in respect of all building services, particularly HVAC equipment)
  • Implement a planned preventative maintenance programme for all landlords areas of responsibility, ensuring occupiers meet leasehold obligations in respect of repair/ maintenance.
  • In conjunction with Senior Management where necessary, agree the form of contract tender documentation in relation to all building services at the site.
  • Provide full reports and recommendations in respect of any improvement/alterations
  • Be a key member of Business Continuity Management System to ensure compliance with this certification and provide innovation to continually improvement.
  • Manage relations with, senior management, occupiers and internal staff;
  • Ensure all plant and equipment (including fire equipment) is tested and maintained in accordance with the manufacturer’s specifications; keep records of testing and all relevant certificates.
  • Ensure regular inspections of all parts of the building are undertaken including, both common and tenants demise.
  • Organise and co-ordinate site work with the minimum risk to health and safety and to comply with legislation, codes of practice and company and Policies and Procedures.
  • Manage the 1400:01 processes at the site ensure that 1400:01 accreditations is maintained.
  • Implement an energy management system in line with ISO 50001.
  • Regularly auditing, analyse and report on contractor’s performance in line with SLA’s;
  • Manage contractors and contract procurement compliance.
  • Work in line with company Environmental, Health and Safety policies and procedures
  • Manage the development and implementation of an environmental management systems ; coordinate meetings and consultations on environmental matters;
  • Negotiate environmental service agreements and manage associated costs and revenues;
  • Develop and implement environmental strategies and action plans that ensure corporate sustainable development; Lead on sustainable procurement for all goods and services;
  • Coordinate all aspects of pollution control, waste management, recycling, environmental health, conservation and renewable energy;
  • Ensure compliance with environmental legislation and implement policy and practise;
  • Audit, analyse and report environmental performance to internal and external clients and regulatory bodies;
  • Carry out impact assessments to identify, assess and reduce environmental risks and financial costs;
  • Promote and raise awareness of the impact of emerging environmental issues, whether legislative or best practice, on corporate, ethical and social responsibility;
  • Train staff in environmental responsibilities and participate in education and research
  • Write environmental reports, assuming the lead responsibility within the business;
  • Lead on corporate social responsibility issues and action.
  • Manage information and data analysis (e.g. carbon, waste and water data)
  • Calculate carbon footprints following defined methods

Qualifications & Experience

  • Minimum IOSH, NEBOSH desirable.
  • HNC/HND in Building Services/Engineering or equivalent, ideally Chartered Engineer status
  • Managing a team of technical, scientific and engineering staff.
  • Knowledge, understanding and compliance with legislation and policies relating to Health, Safety and Environment as well as TM22 CIBSE, Energy efficiency in buildings and EU directives.
  • Knowledge of current legislation and contract law.
  • Ability to interpret and apply contents of management contracts.
  • Relationship Management (internal and external, including Regulatory bodies)
  • Understand and apply all procedures relating to work activities.
  • Competent in the use IT software such as Word, Excel, and databases as well as industry specific IT applications.
  • Ability to interpret and apply contents of management contracts.
  • Oversight of all resource usage within organisations.
  • Implementation of environmental policies and practices and development of schemes for recycling, pollution reduction and pollution prevention.
  • Auditing, analysing and collating environmental performance data and reporting information to internal staff, clients and regulatory bodies.
